AECI Property Services now focuses mainly on managing AECI’s leasing portfolio in Modderfontein and Umbogintwini and on the provision of services at the Umbogintwini Industrial Complex in KwaZulu-Natal.

Modderfontein

The Modderfontein portfolio comprises a unique offering of secure office and industrial rental opportunities in a scenic environment, in close proximity to main arterials and other commercial urban nodes. The 89 000m2 gross lettable area (GLA) is made up as follows: industrial (61 020m2), commercial (12 433m2) and land (16 340m2). The portfolio comprises approximately 58 tenants and includes 127 616sm2 in gross lettable area, consisting of industrial (52 756m2), commercial (15 871sqm) and land (25 328m2).

The industrial portfolio offers space ranging from smaller workshops, warehousing, to light and heavy industrial. There are approximately 145 tenants.

Umbogintwini

Situated on the upper South Coast approximately 20km from Durban, the Umbogintwini Industrial Complex is a secure, well-developed industrial park with a more than 100-year history. It includes approximately 220 hectares of industrial land and 90 hectares in three conservation areas - Umbogavango, Vumbuka and Mamba Valley, all of which have been recognised as sites of conservation significance.

The Complex is a destination of choice for chemical, logistics and other users requiring industrial and office space. The site also offers smaller to large land lease opportunities. Bulk services for large industrial operations, including high voltage electricity, methane rich gas, potable water, high pressure super-heated steam and effluent treatment.

The GLA is 519 500m2 consisting of industrial (47 500m2), commercial (11 130m2) and land (460 875m2).

There are currently 116 tenants.

The Complex is home to 11 major operating entities, 10 of which manufacture a variety of chemical products, human and animal food products and textiles.

The eleventh is AECI Property Services which provides site users with the following:

  • rail operations – a marshalling yard and 18km of rail network serviced by two locomotives, with the capacity to handle up to 800 000 tonnes of material annually and equipped with a weighbridge and container gantry

  • electrical distribution – electricity is purchased from the local authority and distributed via a 33-kV electrical distribution network

  • steam provision – a boiler station produces superheated steam and pressure is reduced in steam let-down stations to meet the specific requirements of on-site users

  • sewage works

  • water treatment works that provide water meeting the requirements of SANS 241 for potable, process and fire water use

  • a firewater reticulation system

  • an inorganic wastewater treatment plant. The treated wastewater is disposed of to sea via a licensed marine outfall

  • well-equipped laboratory facilities offering analytical services

  • a tank farm

  • security services, as required in terms of the site’s status as a registered National Key Point
